What insurance do I need if I run an Airbnb?

If you accept paying guests, standard home insurance won’t cover you. You will need a specialist landlord policy with at least public liability, property and contents protection. Is there a difference between hotel and guesthouse insurance?

Yes. Hotel insurance may include cover for larger operations, multiple staff, licensed premises or spa facilities. Guesthouse policies often reflect smaller-scale or owner-managed properties. What’s the difference between B&B insurance and home insurance?

Home insurance isn’t designed for commercial use. Bed and breakfast insurance covers business-specific risks such as guest injuries, loss of income and commercial liability.

What insurance do I need to serve alcohol at my hotel or guesthouse?

You’ll need a premises licence to serve alcohol, and loss of licence cover can protect your revenue if it’s revoked. Public liability is also essential.

Are there different insurance needs for listed buildings or historic properties?
